This may seem like an obvious choice, but we have learned from past home buyers that there are some less obvious things to consider.
Usually this set by the design of the floor plan, so to get the layout you prefer, you need to pay attention to the floor plan.
You can, however, on most plans upgrade the number of sinks, color of the vanity or add a walk-in only shower in lieu of a tub.
Typically design #1 is the standard option for most plans.
There are more options than are shown here, too, so if you have a specific need, please ask the onsite agent or online chat for what plans offer what you want at the community(s) you prefer.
PHOTOS here DO HAVE Upgrades, See Onsite agent for details.
Design #1
Advantages:
Easy access for everyone including if you have a media room, less expensive, more counterspace
Disadvantages:
Only one sink (some floor plans have room to offer an upgrade to two sinks, please ask). No private access from a bedroom
Design #2
This is built two ways. Both have one room for Vanity(s) and one for the Toilet/Shower. The difference is the entry doors. It can have hall access only or have private access from the bedrooms only OR both.
Advantages:
Each bedroom gets their own sink (this is not always standard, so please see communities’ onsite agent for your plan). Some plans off a private access version of this layout from each room. With it being two “rooms” if someone is showering someone else can be at the sinks
Disadvantages
More expensive, if you have a media room or loft area, you may have to have a door to this bath or add an additional bath
Design #3
Two separate smaller vanities each with own sink and one for the Toilet/Shower
Advantages:
Extra privacy for each bedroom with the separate vanity room in or next to the bedroom. Each bedroom gets private access from their room. With it being two rooms if someone is showering someone else can be at the sinks
Disadvantages:
More to clean & maintain, if you have a media room or loft area, you may have to have a door to this bath or add an additional bath, more expensive
Design #4:
Called a Mini-suite. Can be Upstairs or Downstairs. See More About Mini-suites HERE
Advantages:
Total privacy with no hall access or joint access to the bathroom
Disadvantage:
More to clean & maintain, the most expensive option, you cannot add a door to make this a hall access bath too in case you needed one for the media or loft
Design #5:
Called a Guest Suite on Main. See More About Guest Suites on Main HERE
Advantages:
If you or a family member cannot do stairs, this is ideal. This can be modified as a walk in shower/no tub (this is an upgrade, see agent for details on your plan). Plans with these have a guest suite on the main next to this or has this inside it as a mini-suite. It can be a totally private bath, be a hall access only bath or have two doors (one private access to bedroom and one to the hall)
Disadvantages:
More expensive, fewer floorplans to choose from with this option, more to clean and maintain

Design #6:
Advantages:
Can always be kept easily clean for guests
Disadvantages:
Not a full bath
